Things to consider when buying land in Valle, AZ.

Zoning - How is Valle, Arizona zoned?
Most of the Grand Canyon Subdivisions (GC Sub) are zoned AR-1 (Agricultural Residential), one acre minimum.  A few section of  GC Sub are zoned AR-2.5 or AR-5, 2.5 and 5 acres minimum.  Several of the lots near the junction of Hwy 64 / Hwy 180 and along Hwy 180 are zoned Commercial.  The other two subdivision, Woodland Ranch and South Rim Ranch, are zoned G (General), 10 acre minimum. 

AR-1, AR-2.5, AR-5 and G zoning allow single family dwellings, modular homes, and manufactured homes.  Mobile homes and travel trailers are allowed with a conditional use permit.  3 non-commercial horses or other domestic farm-type animals are allowed on the first acre of land and 1 additional animal per every 1/2 acre after the first.  For more information visit the Coconino County Community Development's website.

Power & Phone - What utilities are available in Valle, AZ?
Phone usually follows power.  The power company for Valle, Arizona is APS.  Only the following areas have power:
 - All of Grand Canyon Subdivision #10
 - Parts of Grand Canyon Subdivisions #1 & #12 (near Hwy 64)
 - Most of South Rim Ranch Phase 1
 - Less then 1 mile into Woodland Ranch from Hwy 64
All other areas currently don't have power.

Water!!! - Where does my water come from?  Can I drill a well in Valle, Arizona?

Topography/Vegetation - What is the terrain around Valle, Arizona? 
Most of Valle, AZ is flat.  There are a few ridges and washes.  The vegetation of Valle, Arizona is made up of Pinon and Juniper trees.  Depending on which area you are in determines the density.  The eastern end of Valle (GC Subs #2, #16, #18 and South Rim Ranch Phase 4) has the most trees.

Shopping - Where do I go to buy groceries and other items?
The gas station in Valle, AZ has a small grocery section.  Grand Canyon Village and Tusayan, Arizona is located 25 miles north on Hwy 64.  Williams, AZ is 30 miles south on Hwy 64.  50 miles south-east on Hwy 180 is Flagstaff, Arizona.
